Abu Dhabi's largest marina. Up to 350 berths, a one-kilometre promenade, waterfront dining and hospitality.

Three schools, green corridors, approximately 140 km of walking paths and a 46 km cycling loop across the destination.

The final chapter of Saadiyat Island. Infrastructure works begin Q3 2026 with a destination designed for more than 58,000 residents.

Design & architecture
Talay is built around a single idea: the garden comes first.
A landscaped green spine runs through the community. Falaj-inspired water channels trace it. Shaded seating, an outdoor majlis pavilion and a garden with kitchen facilities sit along it. The children's play spaces are maritime in theme, a nod to the island's fishing past.
The villas are standalone, private and glazed to the garden. Their contemporary architecture is softened by bespoke louvre details created in collaboration with Emirati artist Abdalla Almulla, whose commissioned fountain also anchors the public realm. Boundaries reference the traditional areesh; interiors read in natural, low-contrast materials.
Interior palette options and finish specifications: subject to official release.

Investment case
No projections. No promises. Ten facts about position, product and pipeline that an investor should weigh.
Saadiyat Island is Abu Dhabi's cultural address. Marsa Al Saadiyat is its last major land release.
351 standalone villas in the first phase. Standalone villa supply on Saadiyat is finite by geography.
Saadiyat commands the island premium in Abu Dhabi. Talay sits inside its newest masterplan.
AED 100 billion. ~6.4 million sqm. Infrastructure works from Q3 2026. A district, not a project.
Aldar. Abu Dhabi's largest listed developer and the master developer of Saadiyat and Yas.
8 km of coastline, 5.6 km of beaches and the emirate's largest marina in one destination.
A planned underground Etihad Rail high-speed station within a transit-oriented hub.
The Cultural District already exists. Louvre Abu Dhabi, Guggenheim Abu Dhabi and Zayed National Museum are neighbours, not promises.
Three schools in the masterplan and a planned population above 58,000 support an end-user market.
First-phase pricing inside a masterplan that will be released over years. The resale market forms behind you.
